Complete a full snagging survey and issue the snagging list with target completion dates
Confirm all Building Regulations completion certificates have been issued by Building Control
Obtain the EPC (Energy Performance Certificate) for the completed building
Compile and hand over the full O&M (Operation and Maintenance) manual
Provide all as-built drawings reflecting any design changes during construction
Hand over the full Health and Safety File as required under CDM 2015
Provide all product warranties, guarantees, and manufacturer certificates
Compile test and commissioning certificates for M&E systems (HVAC, electrical, plumbing, fire)
Confirm fire alarm and detection system commissioning certificate is complete
Provide the electrical installation certificate (BS 7671) and test results
Hand over gas safety certificates and boiler/heating commissioning records
Confirm water hygiene testing (Legionella risk assessment and flushing records)
Provide lift commissioning and LOLER thorough examination certificates (if applicable)
Hand over all keys, access fobs, alarm codes, and security system documentation
Deliver spare parts, maintenance tools, and touch-up materials as specified
Provide a full schedule of all subcontractor contact details and warranty claim procedures
Conduct a formal building walkthrough with the client explaining systems and controls
Confirm all external works, landscaping, and boundary treatments are complete
Agree the defects liability period (typically 12 months) and defect reporting procedure
Obtain the client's signed Practical Completion Certificate and confirm the completion date
